How to sell off-plan apartments: what buyers need to see before they sign

Most new apartments are sold before they exist. Seven things buyers need to see to commit to a unit that is still a drawing — and how to show each of them.

In many markets, most new homes are sold from a drawing. In Dubai, 69% of residential sales in 2025 were off-plan. In Poland’s largest cities, completed units make up only 15–25% of quarterly sales, so the rest are bought before handover.

Buying off-plan means signing for rooms nobody has stood in, often from another country. What closes the gap is not a better brochure, but letting the buyer check the things they would check in a finished flat.

1. The real layout, at eye level

A 2D plan tells an architect everything and a buyer very little. People judge space by standing in it: how far the sofa is from the TV, whether the bedroom door hits the wardrobe, what they see from the kitchen.

Show it: an eye-level walk through the unit, built from the actual drawings, not a generic show-flat render.

2. The apartment furnished, not empty

Empty rooms look smaller and are hard to read. A furnished layout answers “where does the bed go?” before the buyer has to ask.

Show it: a furnished version of every layout, not only the one you built as a show flat.

3. The whole price, including the upgrades

Upgrades are a large share of what buyers spend. At Toll Brothers, design studio upgrades, structural options and lot premiums averaged $219,000 per home, about 25% of the base price. In Poland, developers’ turnkey finishing packages run 690–1,650 zł per m². When buyers only find out after signing, those packages are harder to sell.

Show it: finish and furniture options with prices next to the unit, so the buyer sees the total and picks the package while they are still choosing the apartment.

4. Light and orientation

“Which way does it face?” is one of the first questions about any unit, and a plan with a north arrow doesn’t answer it for most people. In some markets it is regulated: Polish building rules require living rooms to get at least three hours of sun on the equinox.

5. The exact unit, floor and status

Buyers don’t buy “the two-bedroom type”; they buy 1204. They want its floor, its price and whether it is still available.

Show it: every unit with its own page or link, price and status — available, reserved or sold — not one tour per layout type.

6. Something to send to the family

Few people buy alone. The partner, parents or an adviser abroad need to see the same thing the buyer saw.

Show it: a link that opens the exact apartment with the buyer’s choices, and works on any phone without an app.

7. A fast way to ask

Every question a buyer can’t answer on their own becomes a call, a meeting or a lost lead. Commissions on off-plan sales in Dubai run 2–8% of the unit value; marketing budgets are around 1.5–4% of expected off-plan sales.
